Getting Started
If you have bought a home before, the process is basically the same, depending on when you bought. Agency is an important aspect of real estate, and very briefly, I would like to cover it.

When you purchase property, you have the RIGHT to representation – no ifs ands or buts. When a listing agent speaks to you about a property you are interested in, they MUST tell you they represent the seller and the seller's best interests. If you happen to buy that property and you use that same agent, you will not receive a Comparative Market Analysis; you will not receive council about the neighborhood or other properties that may be a better deal. You will only receive ministerial information. You are either a "customer" or worse yet, you are in a dual agency situation. Either way, you are not represented and the seller and the agent reap the benefits.

When you use a Buyers Agent, you get representation and MORE. This agent is on YOUR SIDE! The seller has contracted with the listing agent to pay a buyers agent, so why not use this to your advantage and start strong and informed. It costs you nothing, but it can mean everything.
